A.	According to Florida Rules of Procedure and State Statute you cannot count the date of service or weekends and holidays in the 24-hour time calculation.

Exceptional Service

I just wanted to take a moment to give you an unsolicited testimonial. In brief, you provide an exceptional service at a tremendous value! I called your company from my California office last Friday, after business hours, and surprisingly you answered the phone at a late hour in Florida. You gave me your undivided attention, and answered all of the questions that I had in a very professional and friendly manner. You did not for a second give me a hard time for calling after business hours. With your help I completed your quick computer form (necessary to begin the process) and sent it to you. The next morning your staff member called to confirm some details. Even though the property is in a newly built community, and is not yet on the map, with a little help from me, your staff found the address, and served a 3 day pay or quit notice on a tenant who was late, and who I was previously unable to communicate with. The next morning the tenant called me and now the rent has been paid, easy as that!

I am a serious Tampa area investor, and I have bought 9 new construction homes north of Downtown Tampa in the past 9 months, and even plan to buy a few more. You have a strong understanding of what a landlord like me needs for help when a tenant fails to pay the rent, and you have mastered the quickest and most efficient solution for a very reasonable fee.
